We have been instructing Newington Plans for Land Registry compliant plans since 2010. We’re very happy as their performance and delivery is superb and their plans are always accepted by Land Registry.

YVA Solicitors LLP

A Land Registry compliant Lease Plan provides a detailed and accurate scaled drawing of a property, outlining the boundary and any common parts. The plan details graphical depiction of the property's size and a precise map showcasing all the elements within its boundary, communal areas and rights of way.

It may be necessary for you to acquire a lease plan if:

  • A lease of more than seven years is being granted for the first time
  • The land that is being sold that was previously unregistered
  • A property is being divided into two or more parts, one or more of which is being sold
  • A lease extension is proceeding
  • A balcony, roof terrace or garden is being added to the lease

HM Land Registry compliant Lease Plans

Our team produces a Lease Plan that meets Land Registry requirements and is used to ensure both the government and others are informed about property ownership, along with various important particulars such as scaled drawings, arrangement, and levels of each property.

At Newington Plans we make sure that our lease plans satisfy the following:

  • Drawn to a scale that satisfies Land Registry
  • Include enough roads, junctions and landmarks that the general location of the property is clear and can be identified on an Ordnance Survey map
  • Include a scale bar using metric measurement
  • Use separate plans for properties that are split across multiple floors
  • Include detail using a larger scale and any intricate boundaries such as internal divisions within a building
  • Match the description contained in the deed
  • We communicate with your lawyer directly to ensure that they are satisfied before sending the plan to the Land Registry
